hBits, a platform for investing in commercial real estate, has raised ₹40 crore in its Series A funding round from Capricon Realty, an entity of Thackersey Group.

The funds raised will be used to enhance its AI-driven technology platform, expand its geographical presence, and bring curated, high-value investment opportunities to a wider audience.

Shiv Parekh, Founder and CEO of hBits, said, “This is the mutual fund moment for the real estate industry. Just as mutual funds democratized stock market investing, SM REITs have the potential to make Grade-A commercial real estate accessible to everyone. We believe SM REITs could become as large as mutual funds in the next 10 years, offering investors a stable, high-performing, and transparent way to build wealth.”

Founded in 2018 by Shiv Parekh and Samir Bhandari, and headquartered in Mumbai, hBits is a fractional ownership platform that combines real estate and technology with the mission of democratizing commercial real estate.

The platform claims to enable investors to invest in high-yield, Grade-A assets such as offices, warehouses, and commercial spaces at a ticket size as low as ₹10 lakhs. The platform claims to offer an average rental yield of up to 10% with an expected IRR of up to 18%.

hBits has an AUM of approximately ₹500 crores from their 13 existing properties. Additionally, they have garnered more than 100K+ registered users and have achieved a successful exit from a commercial property claiming to yield an industry-best IRR of 17.54%.

The company aims to triple its Assets Under Management (AUM) to ₹1,500 crore by the end of the next financial year, driven by the launch of its SM REIT offerings. These offerings will provide investors with regulated, diversified, and high-performing options across India’s key commercial real estate hubs.
